Grayson County Development Services says the county has no zoning regulations for the unincorporated county, apart from the Lake Ray Roberts Zoning District and the North Texas Regional Airport zoning regulation, and that the county does not issue building permits for single-family residential structures. The Fire Marshal's Office does require a building permit, but only for new construction of commercial, public or multifamily buildings of four units or larger. What the county does require on residential land is a development certificate for a new E911 address, a culvert installation or a floodplain determination, a floodplain development permit where a property encroaches on a Special Flood Hazard Area, and an OSSF permit for a new or replacement septic system.
Two zoning districts are the exception to the no-zoning rule: Lake Ray Roberts and the North Texas Regional Airport. Check which one a site falls in before assuming there is nothing to comply with. Nothing here reaches inside Sherman, Denison or any other city limit.
